What types of property can I buy using a commercial mortgage?

If you are looking to buy a commercial premises that you wish to rent to a third party business then you need a commercial investment mortgage. A commercial mortgage is similar to a residential mortgage on the basis that it is a loan paid over a period of time in order to own the property. The assessment of the affordability is based on the lease income, the term of the lease and in some instances the strength of the leasee (occupier).

How long can I borrow for?

Commercial mortgages can go up to 25 years, however most lenders prefer shorter terms, usually below 20 years.

How much can I borrow?

The mount you can borrow is capped by either the maximum Loan to Value (LTV) or whether the rental income services the loan by a set margin. For the right proposal there is no upper limit outside of this.

Can I have interest only?

Yes you can.
