What property types are considered specialist?
This type of Buy To Let (BTL) mortgage is reserved for the more specialist type of property and not standard residential (BTL). The affordability assessment will vary depending on the type of property that you are looking to purchase.
Mixed use – part commercial and part residential
Very common on the high street where the ground floor is a retail space with residential on the first and second floor. Any property that comprises of a mix of uses across commercial and residential.
HMO (House of Multiple Occupancy)
This starts where a single property that is occupied by 3 or more tenants, forming more than 1 household and you share a toilet, bathroom or kitchen facilities with the other tenants.

Serviced Accommodation
Serviced accommodation is fully furnished accommodation available for both short-term as well as long-term stays. It provides additional amenities to those expected in traditional rental accommodation and more space than in equivalent hotel rooms – on average you can expect to enjoy 30% more space than an equivalent standard of hotel.
Multi-Unit Freehold Blocks (MUFB)
A multi-unit freehold block is a single building with multiple, separate, independent residential units owned under a single freehold title.

How long can I borrow for?
You can borrow up to 40 years however there are some things to consider. If the property is being purchased in an individual’s name, the lending will need to be repaid by a certain age; often by age 80-85. If the property is being purchased within a limited company, age is less of a restriction.
How much can I borrow?
The amount you can borrow will be capped by either the max LTV for the property type or the rental income that will service the loan.
Can I have interest only?
Yes, there are lender that offer interest only. We do have to give more consideration to how you intend to repay any loan which may determine whether interest only is appropriate or not.
